Hello Neighbors:
First, I would like to introduce myself. I am John Zelina, and I am the new president of our home owners association. Our association is responsible for the maintenance of the common areas in Lake Forest Estates, and promoting the recreation, safety and well-being of the residents, among other purposes. Our Board consists of 7 members.
I would also like to thank Chase Senk, our former HOA president, for volunteering his time and his leadership over the past 3 years. He is a strong supporter of the community, and has done a fantastic job.
Thank you to everyone that attended our annual meeting on March 7th. As a reminder, the voting that takes place during these annual meetings is important, so that the Board has the approval to move forward with budgetary spending and election of new board members. Voting is invalid without 51% of the community either voting in person, or by proxy.
Results of 2019 Annual Meeting
All (3) budgetary items proposed for the year passed. These include the (1) basic budget $175, (2) add-on budget for the decorating committee, block party, and garage sale advertising $25, and (3) add-on budget for landscape lighting, and running electricity to the pergola, and new trees planted on the corner of Whispering Woods and Pond Brook $30. The total invoice amount per resident for 2019 will be $230, and will be sent out in the next 30-45 days. The community also voted to transfer 2018 budget surplus ($4,000) to the reserve fund, and not capital improvements.
Prior to the annual meeting, the board adopted new rules for the community:
- On non-trash pickup days, Lot Owners must store all garbage, trash and recycling containers inside a garage or other enclosed structure on the property, out of view from the street, sidewalk and any adjacent property
- Lot Owners must maintain their mailboxes in good condition. Lot owners must secure their mailboxes to a minimum 4” X 4” post, secured in the ground with concrete If the HOA Board finds a Lot Owner in violation of any by-laws, covenants, or rules passed by the HOA Board, the HOA Board will provide the Lot Owner written notice of the violation, and 30 days to cure the violation. If the Lot Owner does not cure the violation within 30 days, the HOA Board shall impose a $25 enforcement assessment payable within 30 days of the notice of such assessment. The HOA Board shall continue to provide written notice and levy a $25 enforcement assessment every 90 days until the Lot Owner cures the violation. Lot Owners have a right to a hearing.
We elected (2) board members to 3 year terms. Richard Huckabee won re-election, and we welcome Jeff Flanick to the board.
For the convenience of the Homeowners, attached is a summary of the relevant declarations, code of regulations and Board adopted rules for Lake Forest Estates.
There were other suggestions, comments, and concerns brought up during he meeting as well. The Board will address these matters in the coming months.
