Happy New Year!
In the next few weeks, you will receive your 2012 dues notice. In this dues notice, you will also note that there is an assessment, which is equal to the annual dues. The dues for 2012 are $150, and the assessment will also be $150 (total of $300).
As you may or may not be aware, the HOA has tried to work with the City over the last 3 years to get the sidewalks installed on both PondBrook (which will replace the overgrown gravel path) and also Whispering Woods. We have not made progress on getting the City to assist us in requiring the developer to have these sidewalks installed, so the responsibility will fall back on all of the homeowners. With the current administration being re-elected, we are certain that this situation will not change.
The board has voted and approved the one time assessment to finish these last two missing pieces of sidewalk which will make our neighborhood look better and replace the poorly installed gravel path which is on Pond Brook. While I do not like paying any more in dues or fees to the HOA like any other resident, I know that finishing these areas will certainly help the appearance and value of our neighborhood.
You will receive a dues notice along with the HOA financial statements for 2012. Good things to note from  2011 are that homes are continuing to be built in Lake Forest and at present time there are two under construction. Hopefully the economy will continue to strengthen and we can add more homes and welcome additional neighbors into our development. If you do have new neighbors near you, please take the time to meet them and welcome them into our neighborhood!
